As a Manager – Real Estate Asset Development, this is your unique opportunity to set your mark live on the leading-edge. This position has the primary responsibility to partner with all of Kohler’s business units for the development and implementation of their strategic plans in order to search for new sites and develop new facilities. This Manager will also re-develop current idled properties and vacant land bank parcels. This position helps to define the overall global strategic plan for Kohler owned and leased facilities such that all properties approach 100% utilization and no property is less than 60% utilized for more than 6 months. This role manages the space utilization efforts with the Kohler, Wisconsin campus to identify opportunities for better space utilization among the Kohler owned buildings and properties.
HOW YOU WILL CONTRIBUTE:
Strategic Planning & Asset Utilization
Structure all real estate development projects, including property acquisition, financing, entitlements and due diligence
Prepare initial site and market analyses including demographic reports (in coordination with Kohler’s GIS group), maps, competition reports, and general site information
Coordinate with Finance to develop and implement financial models for potential sites and projects
Field all prospective sites that are presented to the Company and coordinate prospective site visits
Manage real estate location inquiries, suggestions and requests regarding new prospective locations as assigned
Negotiate and close all real estate transactions working with Director of Global Real Estate and business unit executive team for final approvals.
Assist Global Real Estate Director in developing and executing global real estate strategic plan in cooperation with executive management
Screen investment opportunities and make internal recommendations based upon established due diligence protocols and tax implications.
Oversee purchase and sale negotiations, due diligence, partner communications, closing support, and all other aspects of buying or selling development sites. Including, but not limited to, those pertaining to site acceptability, contracts and letters of intent, financial and market due diligence, environmental review, title and survey, procurement of entitlements, etc.
Study and evaluates demographic data and benchmarks, trade area and site variables to develop strategy and tactical plans in coordination with Kohler’s internal GIS department.
Coordinate with construction and finance to develop and analyze budgets and financial information on new location developments that includes a PI and SVA analysis for all proposed sites, construction budget and expenditures during location build out.
Develop list of Business Unit requirements with Business Unit to determine their goals prior to searching for new facilities to lease.
Leased Facilities
Prepares offers to lease or sublease sites and negotiates the economic and business terms of the lease as it relates to new leased facilities.
Coordinate with Global Real Estate Property Manager to ensure lease obligations fulfilled, documentation and tenant improvement issues are resolved
Builds and directs a team of external real estate brokers in the appropriate markets to execute the growth plan. Responsibilities include building, directing and managing the team’s performance.
Land Bank Management
Identify and evaluate all vacant land owned by Kohler and its Business Units globally to determine appraised value and potential future values, whether based on being developed or speculative appreciation based on past performance of real estate values.
Tracks and manages non-revenue producing land bank parcels and develops strategic plan to either hold for future development or dispose of all non-investment grade surplus land.
Space Utilization
Manage Kohler, Wisconsin campus space utilization reports to ensure there is a strategic plan in place that matches the strategic plan for the vacant and idled properties.
Secures subtenants to reduce lease exposure and liability as applicable throughout the vacated properties/spaces left by Business Units.
Manages disposal of all surplus and non-revenue producing or underutilized leased properties; Secures subtenants to reduce lease exposure as applicable.
General Real Estate Management Activities & Communication
Expand existing partnerships and establish new relationships with proven real estate brokerage firms in select markets around the world.
Prioritize work effectively and gains alignment with Business Unit Executive Management and Kohler Real Estate Director(s) as needed to support both.
Communicate resource shortfalls to Director in a timely manner.
Assist with identifying shortcomings for pending real estate transactions in terms of due diligence with respect to the pending use of the property/premises.
Communicate objectively and effectively with Director with Real Estate Update Status Report on a bi-monthly basis regarding status of real estate transactions, outstanding issues, or concerns.
Prepare and maintains reports and documents for executive management, including updates of all active & idle sites, proposed site packages for committee review, new location status and renewal/expiration/terminations report.
Maintain communication with real estate community in growth markets in order to secure quality sites. Seek out, establish, build and maintain relationships with other external retailers, Real Estate Investment Trusts (REITs), Brokers, Developers, and Landlords.
Prepare Strategic Plan Reports as assigned and assists Director of Global Real Estate for presentations to Executive Committee.
MINIMUM REQUIREMENTS - WHAT YOU NEED TO QUALIFY
Bachelor’s Degree in Marketing, Business, Real Estate, or Project Development required with a proven track record of successful real estate development projects.
10 years of related experience required, with management in a national or international corporate environment preferred.
Experience in managing outside real estate brokers and due diligence consultants for the purposes of evaluating a new or re-development project.
Current knowledge of industry trends in real estate and development.
Previous experience in a retail and industrial environment is required and intimate knowledge within the field of real estate sale, purchase, and lease transactions.
Strong organizational, communication and interpersonal skills are essential to this position.
Position is actions-oriented, requiring the incumbent to creatively plan and execute facility design programs with limited resources.
Advanced knowledge of Microsoft Office software including Word, Excel, Projects, and Outlook are required.
Managerial and supervisory responsibilities to oversee and guide numerous simultaneous negotiations involving new lease contracts.
Relationship building and management of outside legal counsel, brokers, appraisers, consultants and asset managers.
Coordination of several inter-company disciplines such as Risk Management, EH&S, Accounting, Finance, and the legal team to ensure that all liability and risk aspects of a real estate contract are addressed prior to execution.
Ability to communicate effectively and interact seamlessly with the highest levels of Kohler leadership
